Handling of funds

In its transaction activity, Elinora Luxury Real Estate neither receives nor holds any sums, assets or securities other than those corresponding to its fees.

Funds relating to a transaction (deposits, escrow, down payments) are held exclusively in escrow by the notary in charge of the operation.

In its property management activity, any funds held on behalf of principals are covered by the financial guarantee referred to above.

Fees

In accordance with the French order of 10 January 2017 on consumer information by professionals involved in real estate transactions, the schedule of fees (including all taxes) applied by Elinora Luxury Real Estate is displayed at the maison's office and provided to any client or prospective client on request, before any mandate is signed.

Fees are freely negotiated, stated inclusive of all taxes and set out in each written mandate, specifying which party bears them.

As this website is not a sales listing platform, no property is advertised here with a public sale or rental price. The full fee schedule is available on request at contact@elinoraluxuryrealestate.com.

Nature of our services

Elinora Luxury Real Estate is a confidential advisory house for prestige real estate: sale and acquisition of exceptional residences, buyer representation, off-market search, luxury rentals, property management and stewardship, renovation and project direction, interior advisory and international guidance.

Brokerage services are performed exclusively on the basis of a prior written mandate, in accordance with article 6 of the loi Hoguet and articles 72 et seq. of the decree of 20 July 1972.

Elinora Luxury Real Estate does not carry out regulated financial investment advice, banking or payment intermediation, or regulated wealth management.

Website hosting

The website is developed and hosted through the Lovable platform (Lovable Labs Incorporated, San Francisco, California, USA) and delivered via the network of Cloudflare, Inc. (101 Townsend St, San Francisco, CA 94107, USA).

Application data and the website database are hosted within the European Union.

The final hosting provider selected at launch is stated and kept up to date on this page.

Consumer mediation

In accordance with articles L.611-1 et seq. and R.612-1 et seq. of the French Consumer Code, any consumer is entitled to free recourse to a consumer mediator for the amicable resolution of a dispute, after first submitting a written complaint to the maison.

Recourse to mediation is optional and does not deprive the consumer of any legal remedy.

Complaints

Any complaint may be sent in writing to Elinora Luxury Real Estate, 231 Rue Saint-Honoré, 75001 Paris, or by email to contact@elinoraluxuryrealestate.com. A reply is provided within a maximum of thirty days.

Consumers may also report an issue to the French consumer protection authority (DGCCRF) via the SignalConso platform — signal.conso.gouv.fr.

Anti-money laundering

As a real estate professional, Elinora Luxury Real Estate is subject to the due diligence and reporting obligations set out in articles L.561-1 et seq. of the French Monetary and Financial Code.

The maison is therefore required to identify and verify the identity of its clients and, where applicable, of beneficial owners, and to obtain information on the purpose and nature of the business relationship and on the source of funds. These checks are a condition of entering into a relationship.

Intellectual property

The website and all of its content — texts, photographs, videos, logos, trademarks, visual identity, layouts, graphics, icons, illustrations, software and design elements — are protected by the French Intellectual Property Code and international conventions.

Any reproduction, representation, modification, extraction, distribution, publication or commercial exploitation, in whole or in part, without the prior written consent of Elinora Luxury Real Estate is prohibited and may constitute infringement under articles L.335-2 et seq. of that code.

Photographs shown may include atmospheric or illustrative imagery that does not correspond to a specific property; they are used under licence or with the authorisation of their authors.

Reporting illegal content

In accordance with Regulation (EU) 2022/2065 on digital services (DSA) and article 6 of the LCEN, any manifestly illegal content present on this website may be reported to contact@elinoraluxuryrealestate.com, with a description of the content, its location and the grounds for the report.

Knowingly reporting inaccurate information in order to obtain the removal of content is a criminal offence.

Discretion is the foundation of our practice.
